Crescent
Ridge is a Planned Unit Development
consisting of 10 homes with garage/carport combinations.
Two of the houses are located at the top of the site on the
flat portion of the site, along with the private driveway and
the garage/carports. Eight houses are located at the top of
the slope. This site design leaves more than 50% of the site
undisturbed in native vegetation and existing trees including
the drainage area to the west.

The private driveway is a loop in the form of a crescent that
enters and exits to S. Shasta Loop. The private driveway will
be one-way traffic with the entrance on the south end of the
site and the exit further down and to the north. The exit at
the north end of the site to encourages traffic to use Spring
Boulevard as the main access.
The owner of each home will own the home and
the footprint of land it stands on. In addition, each owner
will own a partnership share in the balance of the property.
The estimated price of each home is approximately $420,000.
The
site plan sets aside more than one-half of the land area of
the site for preservation and enhancement of natural amenities
such as stream repair, encouragement of native plant species
and protection of this area to provide for the continued health
of native wildlife. The natural area also becomes an amenity
for residents since most of the buildings are organized to overlook
this area. In addition, this natural portion of the site is
an extension of and will connect with the large city parkland
to the south and from there to the Ridgeline Trail System.
